The Process

We can provide full design and construction oversight services for your home project. During the design process we request your full involvement because we believe this is core to the project’s success.

Following is a typical project process that we follow to ensure that YOUR dreams and visions come true.

Initial Meeting between You and ProCAD: Prior to the start of the project we meet with you at your home to discuss your new project. We feel that it’s important to meet with you at your home so that we can see, feel, and hear what you are trying to achieve.

If you don’t know where to start, we’ll work with you on concepts and ideas of where to begin. If you already envision what you want and have a sketch drawn up of your ideas, then we’re ahead of the game. During the meeting we’ll review our entire process with you and answer any questions you may have.

Proposal: After the meeting we will send you a written proposal. The proposal will fully detail the services we will be providing. The proposal will include all fees and deliverables (plans and discs) associated with the scope of work.

Field Measurements and Verification: Upon written acceptance of the proposal, ProCAD will start the project by taking field measurements of your house. This process is extremely important to the success of the project. Without accurate dimensions, the design will lead to field changes during the construction which ultimately lead to extra costs to you. After the field measurements are taken, we will proceed with the design to approximately 20% completion (Schematic Design). At this point we stop design to meet with you again.

Schematic Design Meeting: At this meeting we will review the 20% plans (typically a floor plan) to ensure that we are proceeding in right direction. Sometimes there may be multiple options presented to you based upon function and design. This meeting is critical to verify that we are meeting your expectations.

Final Design Meeting: Upon approval of the schematic design plans, ProCAD will proceed to 100% design plans unless an intermediate meeting is required by you at the 60% level. Upon completion of the design, ProCAD will present to you the deliverables (plans, discs, etc.) as required by the proposal. We will review the final documents with you to ensure that you understand what you are receiving as well as to provide insight on how we designed your project. At this point, our standard services are complete.

Other Ways We Can Help With Your Residential Construction Project

Owner Representation During Construction: Depending on your knowledge of construction and comfort level working with contractors, we can represent you during construction to provide you a high level of comfort knowing that your project is being properly built. We can assist you to find contractors, review bids, and interview contractors. We have extensive experience in construction administration and inspection and are very knowledgeable in the state building code.

Interior Design Services: At your request, we can assist you with the interior design of your new home or addition. We can assist with material and color selection, furniture selection, floor finishes, lighting, and any other interior finishes for the space.

Design Review: If you’ve had your project designed by another designer and would like it reviewed, we would be happy to perform a thorough review and provide written comments.

Representation at Planning and Zoning, and Environmental Meetings: Should approvals beyond the building permit be required, we can provide professional representation at the meeting as well as provide presentation materials for the meeting.

Site Survey: We have affiliates that can provide certified A-2 and T-2 site surveys.

Modular Home Coordination: Modular Homes typically do not include the design of the foundation and any garage or deck additions. We can provide foundation coordination and design to ensure the modular home plans and the foundation plans properly match.

Residential Projects

These are the various types of projects that
we can provide full services for:

• Complete Home Design (Modular or Conventional Construction)
• Home Additions: Master bedrooms, kitchens, garages, recreational rooms, and other expansions
• Renovations: Basement renovations, removal of load bearing walls to provide more open space, bedroom renovations to add master bath or walk-in closets, new office space
• Decks/Patios: Add a new deck or patio to your home. We can design using standard pressure treated wood products or man-made synthetic wood products. We can also include lighting and landscaping to compliment your new deck or patio
• Custom Gazebos or Sheds: Many standard off-the-shelf products exist but if you have a special design in mind, let us know!
• Septic System Designs: We are licensed to provide full septic system designs
• Site and Landscaping Plans: We have affiliates who are experts in landscape design who will customize a landscaping plan to compliment your new or existing home. Design can include new sidewalks, plantings, and lighting.
